ADVOCATE Residential Construction Advisors

Service / Project Turnaround

When the project loses its footing, someone steady has to step in.

ADVOCATE helps homeowners stabilize stalled or troubled residential projects with objective evaluation, scope clarification, and the coordination required to put the build back on a path you can trust.

Where you are right now

The project should be moving. It isn't. And no one is giving you a clear answer.

The schedule keeps drifting.

Each update pushes completion further out and explanations are getting thinner. You want a real assessment of where the project actually stands.

The budget conversation has gone quiet.

Numbers, change orders, allowances. You sense something is off but you can't see clearly enough to act with confidence.

Communication has frayed.

Calls go unanswered, decisions stall, and the team is no longer pulling in the same direction. You want a calm, objective voice in the room.

What Project Turnaround covers

Five workstreams to stabilize the project and restore forward progress.

ADVOCATE provides independent project turnaround services for homeowners, families, and investors with stalled or troubled custom homes, luxury residences, and large-scale remodels across Scottsdale, Paradise Valley, Phoenix, and the greater Arizona market.

Project Evaluation & Site Review

An honest read of current construction conditions, outstanding concerns, and the real status of the project from someone on your side of the table.

Scope Clarification & Recovery Planning

Scope, outstanding work, and priorities clarified into a recovery plan you can actually act on instead of another open-ended conversation.

Budget & Schedule Assessment

Remaining costs, change order exposure, and realistic completion timelines reviewed together so expectations match the project on the ground.

Contractor & Team Coordination

Discussions between contractors, consultants, and homeowners coordinated with a steady hand so accountability and alignment can be rebuilt.

The Owner's Representative role

One independent voice when a project has grown complicated.

During project recovery, an owner's representative protects the homeowner's interests across communication, coordination, budgeting, contractor discussions, and recovery planning. ADVOCATE brings objective construction insight to every conversation so the project can move from uncertainty back toward a workable plan.

We have stepped into difficult residential projects across Arizona for more than two decades. The earlier you bring an experienced advocate into the room, the more options you tend to have.

Common questions

Questions worth answering before the next site meeting.

When is the right time to bring in turnaround help?
Usually sooner than you think. If communication has broken down, the schedule keeps slipping, or the budget is moving in a direction nobody can explain, an outside read of the project almost always pays for itself.
Do you replace our builder or design team?
Not by default. Our role is to stabilize the project. Sometimes that means rebuilding trust and cadence with the existing team. Sometimes it means helping you make a harder change. We give you an honest read either way.
Will involving you make matters more contentious?
It is usually the opposite. A calm, experienced third party who works on the owner's side gives everyone a way back to clear conversations, defined scope, and a workable plan forward.
What does a turnaround engagement actually look like?
We start with a focused evaluation: site, scope, budget, schedule, documentation, and team. From there we build a recovery plan with you and coordinate the work of getting the project back on track.
Do you serve clients outside metro Phoenix?
Our core market is Scottsdale, Paradise Valley, Phoenix, and surrounding Arizona communities. We take select projects elsewhere when the scope and situation fit our model.
