Common questions

Questions worth asking before you commit.

When should we bring you in?
As early as possible. The ideal moment is when a property is on your shortlist or under contract with a feasibility period still open. We are often engaged before an offer is written, so the offer itself reflects what the project will actually require.
How is this different from a home inspection?
A home inspection evaluates the condition of an existing structure. Pre purchase advisory evaluates whether the property and your vision can come together on a realistic budget and timeline. We look at site feasibility, zoning, utilities, builder fit, and the cost of getting from where you are to a finished home.
Do you work with our architect and builder, or replace them?
We work alongside them. ADVOCATE represents you, the homeowner. Your architect designs, your builder constructs, and we make sure both align with your goals, your budget, and your timeline from day one.
What does an engagement cost?
Pre purchase advisory is scoped to your specific property and decision window. After a short discovery call we provide a flat fee proposal so you know the investment before we begin.
Do you serve clients outside metro Phoenix?
Our core market is Scottsdale, Paradise Valley, Phoenix, and surrounding Arizona communities. We do take select projects elsewhere when the scope and team fit our model. Reach out and we will tell you honestly.
