ADVOCATE Residential Construction Advisors

Service / Pre-Construction

The project is won or lost before the first shovel.

Budget, schedule, scope, and team alignment all get decided long before construction begins. ADVOCATE provides independent pre-construction management so your project starts organized, realistic, and ready, with no surprises waiting in the drawings.

Where you are right now

The plans look beautiful. Something underneath still feels unsettled.

The budget keeps moving.

Numbers tightened last month, loosened this month, and nobody can give you a straight read on what this home will actually cost to build.

The schedule is hand-waved.

Permitting, long-lead items, design refinement, allowances. The timeline you have today feels more like optimism than a plan.

Decisions are stacking up.

Selections, allowances, scope, vendor calls. You need someone who sees the whole project and can sequence the decisions ahead of the construction clock.

What Pre-Construction covers

Five workstreams that decide how the project actually starts.

ADVOCATE provides independent pre-construction management for homeowners, families, and investors planning custom homes, luxury residences, and large-scale remodels across Scottsdale, Paradise Valley, Phoenix, and the greater Arizona market.

Preliminary Budget Development

A grounded budget range built from project scope, design intent, and current Arizona market pricing, refined as the design develops.

Scheduling & Milestones

Realistic timelines that account for permitting, long-lead items, selections, and the messy parts everyone else hand-waves through.

Design & Scope Coordination

We keep design intent, budget, and constructability aligned so revisions happen on paper, not in the field.

Vendor & Material Guidance

Allowance planning, selections sequencing, and vendor coordination so material decisions support the budget and the schedule.

Construction Readiness Oversight

An independent read on project readiness before mobilization. Open items, risks, and decisions documented and resolved.

The Owner's Representative role

One independent voice, holding the project honest before it begins.

During pre-construction, an owner's representative protects the homeowner's interests across budget, schedule, design, and team coordination. ADVOCATE brings objective construction insight to every conversation so the decisions made early hold up under the weight of a real project.

We have led pre-construction for custom homes, luxury residences, and architecturally complex projects throughout Arizona for more than two decades. The clarity you build now is the project you live in three years from now.

What clients say

"

ADVOCATE's involvement in all the details, not only relating to the actual design of the home but in working with the team in procuring subconsultants and potential builders, and in assessing and monitoring the construction budget, has been invaluable.
Mark Candelaria, Candelaria Design

"

Providing transparency throughout the process is where ADVOCATE can be a great asset to any homeowner. Their knowledge of the industry and ability to overcome potential delays is essential to peak performance.
Daniel Bowman, Bowman Design Group

"

This would have been simply impossible without their insight, knowledge, industry connections, and previous experience. For first-time builders like us, going it alone would have been like climbing Everest without a guide.
Dr. & Mrs. Castro-Marin, Homeowners

Common questions

Questions worth answering before construction begins.

When does pre-construction actually begin?
The moment you have a property and a vision. The earlier ADVOCATE is involved, the more leverage you have over budget, schedule, and team alignment before any of it gets locked in by drawings or contracts.
How is this different from what our architect or builder already does?
Your architect is designing. Your builder is preparing to build. ADVOCATE is independently representing you, holding the budget, schedule, and scope honest across both of them, and surfacing the questions nobody else has the incentive to ask.
Can you give us a real budget before drawings are complete?
Yes. We work from project scope, design intent, and current Arizona market conditions to produce a grounded budget range early, then refine it as the design develops. The goal is to remove surprises, not defer them.
What deliverables do we walk away with?
A clear preliminary budget, a realistic milestone schedule, a coordinated scope and allowance framework, and a documented set of decisions and risks. You enter construction organized, not improvising.
Do you serve clients outside metro Phoenix?
Our core market is Scottsdale, Paradise Valley, Phoenix, and surrounding Arizona communities. We take select projects elsewhere when the scope and team fit our model.
