- When should you engage for closeout?
- Ideally 60 to 90 days before substantial completion. That gives us time to structure the punch list process, line up final inspections, and pull closeout documentation together before everyone scatters.
- What actually gets handed off at the end?
- A resolved punch list, a complete closeout binder of warranties, manuals, as-builts, and contacts, an operations walkthrough of the home, and a clear written record of any open items still owed by the builder or trades.
- Can you take over closeout if construction is already wrapping?
- Yes. We are regularly brought in late to organize a messy closeout, drive the punch list to completion, and make sure the homeowner receives the documentation they are owed before final payment.
- How do you handle warranty issues after move-in?
- We define the warranty period and process up front, document deficiencies cleanly, and coordinate with the builder so warranty work is tracked and closed out instead of fading into the noise.
- Do you serve clients outside metro Phoenix?
- Our core market is Scottsdale, Paradise Valley, Phoenix, and surrounding Arizona communities. We take select projects elsewhere when the scope and team fit our model.
