Service / Lending Coordination
The loan and the build need to tell the same story.
Construction financing is its own project. ADVOCATE coordinates lenders, builders, and consultants so draw schedules, budgets, and documentation stay aligned with the home you are actually building, with no surprises mid-project.
Where you are right now
The lender wants paperwork. The builder wants money. You sit in the middle.
The loan budget does not match reality.
Categories, allowances, and contingency look clean on paper and awkward on site. You want the financing structured around the project you are actually building.
Draws are slowing things down.
Inspections, documentation, approvals. Each draw cycle pulls time and attention you would rather spend on real decisions.
You want one translator.
Lender, builder, architect, consultants. You want someone who speaks all four languages and keeps the project moving in one direction.
What Lending Coordination covers
Five workstreams that keep financing aligned with the project.
ADVOCATE provides independent construction lending coordination for homeowners, families, and investors building custom homes, luxury residences, and large-scale remodels across Scottsdale, Paradise Valley, Phoenix, and the greater Arizona market.
Lender Coordination
A central point of communication between you, your lender, the builder, and consultants so the project speaks one language across the financing process.
Budget & Funding Alignment
We pressure-test the loan budget against the real construction budget so categories, allowances, and contingency reflect the project you are actually building.
Documentation & Reporting
Lender documentation, schedule updates, and progress reporting handled in a rhythm that supports approvals instead of triggering delays.
Draw Process Coordination
Draw schedules built around real milestones, with inspections and supporting documentation prepared so funding tracks the work on the ground.
Owner's Representative Oversight
One objective voice across every financing conversation, focused entirely on protecting the homeowner's project, budget, and long-term outcome.
How an engagement runs
From the first lender conversation to a draw rhythm that just works.

The Owner's Representative role
One independent voice between the lender and the build.
During lending coordination, an owner's representative protects the homeowner's interests across financing communication, budgeting, draws, and project documentation. ADVOCATE brings objective construction insight to every conversation so the loan supports the project instead of distorting it.
We have coordinated construction financing on custom homes, luxury residences, and architecturally complex projects throughout Arizona for more than two decades. The cleaner the financing rhythm, the calmer the build.

Common questions
Questions worth answering before you sign the loan.
- Do you replace our loan officer or broker?
- No. ADVOCATE is your owner's representative on the project side. We coordinate with your lender, but we sit on your side of the table and translate between the financing and the construction realities.
- Can you help compare construction loan options?
- We do not originate or sell loans. We can frame the right questions, evaluate how each option fits the project budget and schedule, and stress-test draw structures so the financing supports the build instead of fighting it.
- How does the draw process actually work?
- Construction funds are released in stages tied to milestones and inspections. We help establish a draw schedule that matches the real project pace, prepare the supporting documentation, and keep the lender's process aligned with the builder's cash flow.
- When should we engage on the lending side?
- Before you finalize the loan. Aligning the draw schedule, budget categories, and reporting requirements up front prevents the friction homeowners run into mid-project when the loan and the build start pulling against each other.
- Do you serve clients outside metro Phoenix?
- Our core market is Scottsdale, Paradise Valley, Phoenix, and surrounding Arizona communities. We take select projects elsewhere when the scope and team fit our model.
